POOL UPDATE

 

A

s you may have noticed, there was a fire at the pool equipment room. The fire occurred on April 6, 2010.

 

Many of you are wondering when the pool will be re-opened. As you may know, when dealing with insurance companies, it is a very lengthy process for any insurance claim, especially when there is more than one involved. This insurance claim also works very differently from a car insurance claim if you have been in an accident.

 

All permits have been officially approved, the “rough in utility inspections”, framing and roof deck have been completed on August 18, 2010.

 

The current status is that the stucco scratch coat is in place, the stucco brown coat will be installed on August 27, 2010 and the drywall installs were done on August 25, 2010. The texture will be done over the weekend of August 28th/29th.

 

Once the above is completed, the interior will be painted and the pool equipment will be installed.

 

After the above is completed, there will be one more final city inspection and this should be the final inspection.

 

According to the contractor, if all goes as expected, the work will be finished before September 11, 2010.

 

While we understand how not having the pool is an inconvenience, Management is in contact with the contractor on a daily basis for updates.

 

At this time, there is no further update. Please contact Management for further information.

 

Dryer Vent Cleaning

 

C

logged dryer vents are a leading cause of house fires.  The Ellis’s (Tom and Laveda) just had their vents cleaned.   They found the vents were 50% clogged.  A neighbor, with children (more use of the dryer) found their vents were at least 75% clogged.  Since the cleaning, the dryer time has been cut in half!!

 

In Palacio, our houses are all about the same age, and often, the vents come from dryers located well inside the house requiring long vent lengths to get the hot air outside.  (Both the Ellis’s and their neighbor’s vents had to go across the garage.)   If you have not had your vents cleaned, it may be time to get it done.  You could prevent a fire.  At the least you will reduce your utility payment.

The Ellis’s were very pleased with ELOS Air Duct Cleaning Company, owned by Wayne Wood.   He was prompt, professional, and experienced.  He has the appropriate equipment to do the job correctly.  The job took less than an hour.  Mr. Wood can be reached at 408 445 0411.

 

 

SLOW DOWN!!

lease follow the speed limit signs within the community. It has been reported that several residents/guests are speeding through the property. Please remind your guest of the speed limit.

 

This is causing concern for several neighbors for their own safety and their children.

 

Keep in mind that the streets within Palacio are VERY narrow and everyone is expected to follow the speed limits.

 

If you are reported to management for speeding, you will be called to a hearing and/or fined. The amount of the fine depends on how many warnings you have been given (i.e. violation letter).

 

 

 

Trespassers

P

lease keep an eye out for people who do not belong here. It was reported to Management that a couple of people who do not live in the community set off M80’s in the late hours of the evening.

 

If you ever see someone who does not live here, or who is doing something illegal, or just plain trespassing, please call the San Jose Police Department at 408-277-8900.

 

If you witness a crime in progress, you should call 911 immediately. Never approach anyone yourself. Doing so can put yourself in a dangerous situation.

 

The Police Department will come onto private property if they are called for trespassers or a crime.

 

 

Suspicious Persons

T

 

here have been at least TWO separate reports to management about people who were acting suspicious. One incident was reported that two teenage boys used trash cans to get into the back yard and tried opening the windows to the formal dining room.

 

Both incidents were reported that the people were ringing the doorbell and knocking before attempting to break in.

If you EVER see this happening, please call 911 immediately.

 

We as a community need to keep an eye out for suspicious persons.

 

Please also remember that Palacio is considered PRIVATE property and no soliciting is allowed. Never open your door to those you do not know, and do not open your door if you are not expecting a visitor.

Parking

P

 lease remember that parking in the red marked Fire Lane is illegal and your vehicle may be subject to immediate towing.  You may park in your garage or driveway, as well as in designated parking spaces.  Please be considerate of your neighbors and do not block their driveway.  Please do not park on a corner or within 6 feet of a corner as this obstructs a driver’s vision when making the turn.  You may also be held liable if your vehicle is parked on a corner and there is an accident.  Vehicles that are illegally parked will be ticketed and/or towed.  If you are not sure of the parking rules, please refer to the 2010 Disclosures, Policies, and Procedures that were mailed in November of last year, or contact management.

 

 

 

Next Board Meeting

 T

he Board typically meets the third Monday of every other month. Both a notice of the exact, time and location of the Board meeting and the meeting agenda will be posted in the pool area at least four days before the meeting. Please call management for confirmation. All homeowners are encouraged to attend the Board meetings.   If you are unable to attend the meeting but have  something that you would like the Board to discuss, please call or e-mail management, so we can include it on the  agenda.   Also, if you are interested in running for the Board, please contact management for more information.
