The Annual Meeting of the Palacio Planned Development Homeowners Association will be held on Monday October 15, 2007 P.M., at Round Table Pizza, 14940 Camden Avenue, San Jose. All homeowners are welcome to attend the meeting, enjoy the company of your neighbors, meet the Board of Directors and management, and enjoy some great tasting pizza! See you all there!
There has been a noticeable increase in pool trespassers this season. In the event anyone witnesses someone hopping the fence or using the pool without permission, please call 3-1-1. If you notice vandalism, aggressive behavior, or any other malfeasance, please call 9-1-1 immediately. The San Jose Police Department has been put on notice and will respond to any calls from the Association. Please use the pool address (2061 Paseo Del Oro) when calling. Please help keep the pool accessible only to residents. Be aware of anyone trying to “piggyback" in when you open the pool gate. Make sure that the gate closes securely behind you. If the gate is not closing properly, please report it to management as soon as possible so it can be repaired. Also remember that if you have guests that want to use the pool, you must accompany them. Refer to the pool rules that were sent previously for the number of guests permitted per household. Your cooperation will be appreciated by your neighbors.
Please remember that pets are not to urinate or defecate in the common area; if an accident occurs, please remove the waste promptly and make an effort to remove any associated odors. Pet waste should not be allowed to accumulate in the common area or your neighbor's front yard. (This includes cats, as owners that let their cats out are also responsible for policing the area and cleaning up any fecal matter.) Also, pets should be leashed while in the common area to help avoid pet accidents and for the safety of all residents. Please remember that pets are not allowed to be "curbed" inside the community or tied in the common area, including front yards. If an owner is witnessed to have allowed their pet to defecate in the common area or a neighbor's property, the cost for removal, etc. will be charged to your account. Allowing your pets to defecate and urinate in the common area will ultimately destroy the landscaping. Thank you in advance for your cooperation.
Elections for the Board of Directors is just around the corner. If you are interested in serving your community by being on the board, please fill out the Statement of Candidacy that was sent to you under separate cover, or fill out the one that is enclosed with this newsletter. The form must be returned to management by Friday, September 14, 2007. If you have questions regarding the duties of a Board member or what is expected, please contact management.
Please remember that parking in the red marked Fire Lane is illegal and your vehicle may be subject to immediate towing. You may park in your garage or driveway, as well as in designated parking spaces. Please be considerate of your neighbors and do not block their driveway. Please do not park on a corner or within 6 feet of a corner as this obstructs a drivers’ vision when making the turn. You may also be held liable if your vehicle is parked on a corner and 5ther is an accident. Vehicles that are illegally parked will be ticketed and/or towed. Remember that inoperable vehicles are not to be stored anywhere in the community. If your are not sure of the parking rules, please refer to the 2007 Disclosures, Policies, and Procedures that were mailed in November of last year, or contact management.
Please remember that your dues payment is to be sent directly to First Bank for processing. Do not send it to management as this will delay posting your payment to your account, and you may incur late fees. In addition, please remember that your payments are due the 1st of the month and considered late after the 20th. Payments must be received and posted by First Bank by the 20th to avoid late fees. You do not have to wait until you receive your statement to send in your payment. If you have any questions regarding your statement or payments, please contact your bookkeeper, Melanie at 925-243-1797, extension18.
The next meeting will be held on Monday, October 15, 2007, at Round Table Pizza, 14940 Camden Avenue, San Jose. Please call management for confirmation. All homeowners are encouraged to attend the quarterly Board meetings. If you are unable to attend the meeting but have something that you would like the Board to discuss, please call or e-mail management, so we can include it on the agenda.
