The re-convened Annual Meeting of
the Palacio Homeowners Association was held on Monday, November 12, 2007. There were 30 homeowners present either in
person or by proxy. The election was held and the following members were elected
to the Board of Directors for a two (2) year term Martin Donnelly, Young Nguyen,
and Mitchell Weinstock. Congratulations
and thank you for volunteering to serve your community in this important role. A thank you goes out to Haro Bayandorian for
all his hard work over the yearn as a Board member and volunteering his t me in
so many areas of the community
It has been reported that a vehicle
was broken into and that a trespasser was actually caught in someone's home.
Please remember to keep your doors locked end your garage doors closed. Report any suspicious persons to your local
police. If you are a victim of break-in and or vandalism, please make sure that
you report it to the police so that a report can be made.
The 2008 Disclosure, Policies, and Rules
packets have been mailed to all homeowners.
Please refer to this packet for the rules of the Association as well as
what the collection policy is, when your assessments
are due, etc. If you have not received your packet, please contact management
and one will be sent to you.
Effective January 1, 2008, the monthly
dues will be $190.00 (the painting assessment will remain at $34.00). Remember that it is your responsibility to notify
your bank of the amount if you are on bill payment through your bank. If the correct amount is not taken from your
account, you may incur late fees.
If you
have auto-deduct through the First Bank, The Association will take care of this
for you. The Association's bank is
offering owners the option of having their monthly assessments deducted
directly from their checking accounts at no additional charge. If you
would like to take advantage of this, please contact management for an
application.
Management
has been getting reports that pet owners are not picking up after their pets.
Please remember that, as a pet owner, you are responsible to clean up any waste
from your pet. Refer to the CC&Rs, Section 4.3
for the rules regarding animals. If you see someone not picking up after their
pet, please contact management.
The Board of Directors is in the
process of discussing having the messy Tulip trees removed throughout the
community. This will be discussed at the next Board meeting.
If you are interested in joining a
Neighborhood Watch program, please contact management. We are in the process of discussing this with
your local police department. They will be willing to meet with the homeowners
to discuss ways in which to make your home and community safer. Please watch for future announcements
regarding this important program.
The next phase of the painting
project is set to begin in the Spring of 2008. There
are 11 homes that will be scheduled during this phase. Please watch for future announcements
regarding the schedule.
The management office
will be closed from December 24, 2007 through January 1, 2008. Our office will reopen January 2, 2008. If you have an emergency please call
925-243-1797, extension 43 to reach the on-call manager.
The next meeting is scheduled for Monday, January 21, 2007, at 6:30 PM, at 2174 Paseo Del Oro. Please call management for confirmation. All homeowners are encouraged to attend the quarterly Board meetings. If you are unable to attend the meeting but have something that you would like the Board to discuss, please call or e-mail management, so we can include it on the agenda.
